PRACTICE:

Caleb has concentrated his practice in commercial real estate throughout his career.  As a result, he has significant experience in virtually all types of real estate transactions, including:  affordable housing and community development, equity and debt financing, and acquisitions and dispositions.

Caleb spends a significant portion of his time on affordable housing matters.  He advises for-profit and non-profit developers and LIHTC syndicators and investors in connection with the financing and development of affordable housing developments with multi-tiered debt and equity structures including LIHTC equity, HOME, CDBG, Section 8, state tax credit, renewable energy grant/tax credit, and tax-exempt and taxable bond financing.

Prior to joining Applegate & Thorne-Thomsen, P.C., Caleb worked for several years at a large firm where his practice primarily involved the representation of private firms sponsoring real estate opportunity funds in connection with the acquisition, financing and disposition of office buildings, apartment buildings, and shopping centers, as well as joint venture/partnership agreements with local developers in connection with similar projects, and the representation of lenders in connection with construction and permanent financing of office developments, residential projects, shopping centers and mixed-use developments.

He started his career in the City of Chicago’s law department where he represented the City in connection with, among other things, the local and pass- through federal financing of privately-owned affordable housing and other real estate projects and the City’s own contracting with construction contractors and design professionals for the development of City owned projects, including numerous contracts related to the development of Millennium Park and the construction of the green roof at City Hall.

RELEVANT ACTIVITIES:

Caleb is member of the Urban Land Institute and the American Bar Association, as well as its Section of Real Property, Probate and Trust Law and its Forum on Affordable Housing.
