PRACTICE:
Warren Wenzloff concentrates his real estate practice on affordable housing development and finance. He has extensive experience representing developers of, and investors in, affordable multifamily housing projects that use the syndication of historic and low income housing tax credits, rental subsidies and multi-tiered private and governmental loan, tax-exempt bond and grant programs for financing the rehabilitation and construction of such housing. He has also represented lenders providing financing for affordable housing seeking to use the low income housing tax credits.
Warren has drafted and negotiated joint venture agreements, management and consulting agreements, development documents such as contractor's and architect's agreements, and related documentation. His work has involved city, state and federal governmental agencies, as well as local housing authorities, including the representation of the developer in the Chicago Housing Authority’s redevelopment of Cabrini Green.
Warren's real estate practice further includes the representation of commercial tenants, landlords, sellers and buyers in the lease, purchase, sale, exchange and development of office, retail, industrial and multifamily real estate on a national basis.
RELEVANT ACTIVITIES:
Warren is a member of the American Bar Association's Forum on Affordable Housing and Community Development. He has served on the Board of Directors and Executive Committee of the West Cook Community Development Corporation and the Oak Park Residence Corporation, organizations whose purpose is to foster the preservation and development of affordable housing and community development in the western suburbs of Chicago. He has spoken on such topics as work-outs, partnership agreements, compliance matters and the drafting and negotiation of development documents at numerous seminars sponsored by national and regional organizations engaged in the business of affordable housing.
